Where we advertise your rental property

It’s no secret that filling vacancies is the number one stressor for real estate investors as part of the turnover process. It’s also one of the biggest expenses for them.

Whether you do it yourself, or hire a management company to do it, you end up paying somehow.

Landlords and property managers, therefore, are motivated to fill vacancies with qualified tenants as quickly as possible to minimize their temporary losses. 

Rental listing sites online and in mobile apps can ramp up exposure to renters on the move so that landlords can get their properties in front of, in some metropolitan areas, thousands of eyeballs.

We’re constantly asked on a regular basis where we advertise our rental properties, so we figured that we would tip our hand a bit and share with you some of those places:

  1. Zumper

Zumper has been an absolute powerhouse for us in terms of lead flow and has leap frogged Kijijii as our #1 lead flow. We’ve found this is really where we get a lot of millennials looking for rental properties. This accounts for over 50% of our leads to date.

2. Facebook Marketplace

Facebook Marketplace has been another great forum for us in terms of lead flow. Again, we find we get a lot of millennials looking for rental properties but let’s be honest everyone has a Facebook account. Also, through Marketplace you are able to look at the profiles of those prospects inquiring on your unit. You’d be surprised what people post on their profiles.

3. Kijiji

Kijiiji continues to still be a powerful tool for us, however we generate more leads from #1 and #2. The lead quality tends to be stronger from Kijiji but we generate more leads from Zumper and FB Marketplace.

4. Realtor.ca

We get asked this question all the time, do we need to really advertise on realtor.ca? The answer is, no, you don’t need to. Over the years we’ve generated enough lead flow from #1-3 that we don’t need to actually. But, given that Jay is a Real Estate Broker, we’ve chosen to add this to our clients as a value add. It costs our clients nothing more to list it on here and typically helps rent the property quicker.

5. Instagram

This might surprise you but we’ve actually experienced a lot of success with Instagram, specifically with the engagement and impressions we get on properties. We’re still tinkering with the finer points of this, however, you should continue to test and measure and find different ways to reach your audience.
