I used to have this preconceived notion that if I left a 3 pack of filters by the furnace that the tenant would change them for me.

Guess what? 6 months later I would go to the property and there would still be 3 filters there.

In fact, it was my HVAC technician who finally levelled with me.

“They’re not going to do it.” He told me.

A dirty air filter is the #1 reason for HVAC system failure.

A dirty filter restricts the air flow into your HVAC systems air handler. This restricted air flow places additional strain on the air handler fan motor and could, over time, burn out the motor and cause your system to overheat and ultimately fail. Filter replacement is a small price to pay to extend to life of one of the biggest financial investments in your home reign havoc on your HVAC system. They will not only waste money on energy costs, but they will cause damage (sometimes irreparable damage!) to your HVAC

So as an investor, what do you do?

It’s simple, you do it for them.

In fact, at Welcome Home, we created a program for self-managing real estate investors called Filter Plus, to try and solve this problem. We combine it with our regular inspections that we do on a regular basis.

Do you need to pay for it, you can, and we will take care of it for you, or you simply do it on your own? The choice is yours.
